I remember reading the Kochland book a few years back and the clear subtext of the refinery section (unless I am misremembering) is that Charles Koch already realized in the 70s-80s that due to the changing environmental regulations new flagship refineries would not be getting built in the US, like at all.
it's fine, everybody I talk to is raising there prices in order to survive the insane comodity price increases, along with cutting personal costs, and discretionary spending and then finding ways to optimise for greater proffit.
Also as pointed out going solar and electric is proving to be an insulative layer that is very helpfull, where we are going to see houses and other properties with solar south facing roofs and slopes start to be worth significant premiums as off grid car charging becomes viable, or I should say matures, as it is very definitly now viable for someone who can manage the systems integration.
